When does a physical property become a strong investment rather than merely a tangible one?

Tangibility is not the same as safety. Analyse the property's economic engine: durable demand, realistic rent, operating costs, capital expenditure, financing structure and exit liquidity.

  • Potential recurring rental income.
  • Physical collateral.
  • Possibility of prudent leverage.
  • Potential inflation sensitivity through rents and replacement costs.
RISKS & THESIS BREAKERS
  • Vacancy and tenant risk.
  • Maintenance and unexpected capital expenditure.
  • Interest-rate and refinancing risk.
  • Illiquidity, taxes and regulatory changes.
VALUATION LENS

Purchase price must be tested against sustainable net operating income, financing cost, required capital expenditure and realistic exit assumptions. Gross rent alone is not return.

QUESTIONS THAT MATTER
  1. What is the sustainable cash flow after all costs?
  2. How sensitive is the investment to vacancy or higher financing costs?
  3. Which repairs are being postponed into the future?
  4. Does the expected return compensate for illiquidity and concentration?
